1.2Theexistingornamentsandfacilities,equipmentsituationaredetailedinthecontractattachmentListofHousingAncillaryFacilitiesandEquipmentList,thisattachmentisregardedasthepreconditionsofacceptanceincasethatPartyAdeliverthepremisesusetoPartyBandPartyBreturnthepremisestoPartyAwhenthisContractisterminated.

Article3Usageofthehouse
UsageofthishouseisCommercial.UsageofarealeasedbyPartyBisPawnShops.Duringtheleaseperiod,PartyBpromisesnottoarbitrarilychangetheusageofthehousebeforePartyA’swrittenpermissionandauditapprovalofrelevantDepartments.
Article4Housingimprovement
4.1PartyAshoulddothefollowingimprovementtomakethehouseappropriatetoleaseafter/daysenteringintothisagreement:

4.3Duringtheleaseperiod,PartyAbearsallthehouseleasingandmaintenanceofownedfacilitiesresponsibilitiesexceptforimproperuseofPartyB.
4.4PartyAshallinformparty B in written notice sevendays in advance incaseheintendsto conductmaintenancework,party B shouldcooperate readily.PartyAshallprovidemaintenanceworktimelyafterPartyBappliesformaintenance.
4.5PartyAisnotresponsibleformaintenanceworkofornamentpartofPartyB.
4.6PartyBshallusetheleasehouseandancillary facilitiesreasonably.PartyBisresponsiblefortherestorationorcompensationifimproperusethehouseandfacilitiesandcausedamage.
Article5Durationofleasing
5.1DurationofleasingthehouseisfromSeptember1,2013toAugust31,2023,totalling10years.
5.2OnexpirationoftheContract,PartyAshallhavetherighttoclaimbackthehouse.PartyBshouldwrittenorverbalinformPartyA__3__monthsinadvanceiftheformerwanttorenewthecontract,thecontractcanproceedwiththeconsentofPartyA.
5.3PartyBhasthepriorityrightofleasingunderthesamecondition.
5.4IfPartyBcontinuestousetheleasinghouseandPartyAdoesnotariseanydisputes,thisagreementcontinuestobeeffectiveanddurationofleasingisnon-scheduled,bothofthetwopartieshavetherighttoterminatethecontract,butmustwritteninformtheotherpart30daysinadvance.

8.2PartyAbearstaxofhouseleasingandotherfeeswhichdonotstatedinthisagreement.
Article9Rent-freeperiod,deliveryandreturnofthepremises
9.1Rent-freeperiodofthishouseis62days,namelyfromJuly1,2013toAugust31,2013.Amongthem,July1,2013isscheduleddeliverydate,andexactdeliverydateprevailswithHandoverBook.
9.1.1Rent-freeperiodisfreeofrental,PartyBmustpaywater and electricitychargesandotherfeescausedbyfurnishingtheleasehouse.Theexpiryofthefreerentalistheleaseinceptionday,andstartstochargefeesfromleaseinceptionday.
9.1.2PartyAshoulddeliverthe premisestoPartyBforusingbeforeJuly1,2013,andhandlerelevanttransfer formalities.PartyBcanrequestvalidextendthiscontractifPartyAdelaystodelivertheleasinghouse,thetwopartiesshouldwrittenandsignconfirmthecontractandrecordinregisterdepartment.
9.2Delivery:
9.2.1Thetwopartiesshouldconfirmthesituation,attachedpropertyandrelevantsituationsoftheleasingrealestateanditsattachedfacilitieswhendelivertheleasingrealestate,andmakesurethetruthfulnessandaccuracyofHousingAncillaryFacilitiesandEquipmentListofannextothecontractI.Aftersigningandsealingandhandingoverthekeytothedoorthroughthetwoparties,itwouldberegardedascompletionofthedelivery.
9.2.2PartyApromisestheleasinghouseanditsattachedfacilitiesinanormalusingsituation.
9.3Return:
9.3.1Aftertheexpiryofthecontractorterminationofthecontract,PartyBshouldreturnthepremisesanditsattachedfacilities.PartyAandPartyBcansignandsealedtheHousingAncillaryFacilitiesandEquipmentListofannextothecontractI.PartyAandPartyBbeartheirownfeesafterclearingoutallthepayments.
9.3.2PartyBcantakebacknewaddedmaterials;takethefollowingapproachesasforthefurnishingpartconductedbyPartyB:
9.3.3√PartyBisresponsiblefor restoration.
9.3.4PartyBpaysrestorationfeestoPartyA.
9.3.5PartyBgivesuprecovery.
9.3.6PartyAownsallthematerials,butreimburse theirestimatedprice.
9.3.7Afterreturningthehouse,PartyAisentitledtohandleitemsleftbyPartyBbutwithoutPartyA’sapprovalonhisown.
Article10Maintenanceofhouseandancillaryfacilities
10.1ToensurethesafeuseofPartyBanddailyadministrationofPartyA,thetwopartiesherebyenterintoattachmentIIFireSafetyAgreementofHouseLeasingofonfiresafetyandconstructionsafetyandattachmentIIIResponsibilityAgreementofConstructionSafety.
10.2Duringtheleaseperiod,PartyAshouldguaranteethehouseanditsancillaryfacilitiesinapplicableandsafetystate.PartyBshallinformPartyAtorenovateiffindanydamageortroubleofthehouseanditsancillaryfacilities.
10.3PartyAshallconductmaintenancework3daysafterreceivingPartyB’snotification.Iffailedtoremedyontime,PartyAcanremedyinstead,andPartyAbearsrelevantfees.PartyAshoulddeductrentalorextendleasingdurationifthepremisesisnottenantableduringtheperiodofrepairorremedy.
