第一条租赁内容
1.rentcontent
1.1租赁地址:
甲方将其位于_________________________________的商铺租赁给乙方作商业经营用途。
甲方对所出租的商铺具有合法产权、并出示房产证(或具有出租权的有效证明)、身份证明等文件;乙方也应提供身份证明文件。
双方可复印对方文件备存。

第二条租赁期限
2.termofcontract
2.2装修免租期:
甲方承诺自交付商铺给乙方的第一个月给乙方做装修,免其租金。
即自2013年06月01日起2013年07月01日止。
2.2rental-freeperiod:

2.3续租:
合同期满后,甲方如继续出租该商铺,则同等条件下,乙方可享有优先承租权。
2.3contractextension:
afterthecontractbeexpired,iftheshopstillbeabletoberent,partbhavethepriorityrighttorent.ifpartbhavethemindcontractbeexpired,afternegotiated,createthenewrentcontract.
2.4合同的中止

2.4.1乙方有如下情形之一时,甲方有权提前中止合同,收回商铺:
a,乙方利用该商铺从事非法活动或损害公共利益的;
b,乙方拖欠租金超过

2.4.2甲方有如下情形之一时,乙方有权提前中止合同:
a,甲方不能提供商铺或提供商铺不符合条件,严重影响乙方正常使用;

第三条租金及其支付方式和其它费用
3.rental,modeofpaymentandothercharges
3.1totalofyearrental:

3.2租金的支付:
租金按年计算,按半年收付。
乙方在每半年到期后月份的5日前将下半个年度租金以现金或转帐方式一次交付到甲方(节假日可顺延)。

3押金deposit:
3.1乙方须支付相当于两个月房租的押金(即rmb),以人民币支票或转帐形式支付)。

3.2押金在合同终止后10天内由甲方以相同币种全额退还给乙方(不计利息)。

3.3甲方应按时付清各种帐单。

5出租人的责任partya’sobligation:
partyaassurestobethelegalowneroftheleasedpremises,tohavethenecessarylegalcapacitytoleaseit,andpartya’actionhasbeenratifiedbytheauthoritiesconcerned.
incasepartyasellsthepremisesduringtheleasewhichleadstothepremisesownershipbetransferred,partyashallensurethatthesaidcontractwillbeimplementedcontinuously.
5.4甲方有义务负责出租房屋及设施的正常维护和保养,如房屋或设施非因甲方原因出现故障,甲方应在收到乙方通知后二十四(24)小时内自行或通过其他方式解决故障,否则,乙方有权雇佣第三方进行维修,由甲方承担所有费用并承担相关责任。

6承租方的责任partyb’sobligations:

partybshallnotcarryinthepremisesanyunlawfulorillegalactivitieswhicharenotallowedaccordingtotheleasingregulationsfromthegovernment.
partybshallnotpartlyortotallysubletthesaidpremiseswithoutthewrittenpermissionfrompartya.
6.6若因乙方使用不当或不合理使用,出租房屋及其内的设施出现损坏或发生故障,乙方应及时联络管理机构或甲方进行维修,并负责有关维修费用.

6.7租赁期内,乙方对出租房屋进行装修或增加水、电、消防等设施,须经甲方同意并经有关部门批准,并由甲方执行监理,所需费用由乙方承担。
partyb,uponwrittenpermissionofpartya,maymakeadditionsoralterationsdealingwithwater,
electricitysupplyorfireprotection,athisownexpense,subjecttonecessarypermitsorlicensesrequiredbytheauthoritiesconcernedandunderthesupervisionofpartya.nostructuralalterationsoradditionscanberemovedfromthepremisesupontheexpirationofthiscontract.noreimbursementforthesaidadditions.
6.8乙方有权在墙壁上悬挂画、图片或其他装饰性物品。
partybisentitledtohangpictures,paintingsorotherdecorativearticlesonthewalls.uponexpirationorearlyterminationofthecontract,partyashallbearthecosttoremovethenails,repaintthewallorrestorethewalltotheoriginalstate,andpartyashallnotretainpartyb’sdepositforthereasonofdoingthingsabove.
duringthelastmonthofthecontract,afterreasonablepriorwrittennoticetopartyb,partyaorhisnomineeshallbeallowedtoshowthesaidpremisestothepotentialclients.
6.10租赁期满,若甲,乙双方未达成续租协议,乙方应于租期届满时或之前迁离出租房屋并将钥匙及清理干净的房屋归还甲方.
partybshallreturnthepremisesinacleanconditiontopartya(exceptwearandtear)attheexpirationofthecontractifthereisnorenewalthereupon.
7提前解约earlytermination:
7.1六(6)个月后,乙方如要退租,应提前一
(1)个月书面通知甲方终止本租约。

(1)monthadvancewrittennoticetopartya,terminatethis
tenancyagreementwithoutanyliabilities.underthiscircumstance,partyashallreturnthedepositinfulltopartybwithinten(10)daysafterthetermination.
ifthesaidpremisesaresodamagedbyforcemajeure(fire,flood,typhoon,earthquake,war,andetc)thatit’snolongerhabitable,thecontractshallbeterminatedautomatically.neitherpartyanorpartybshallbearanyresponsibilitytoeachother.
8续租renewal:
partybretainstheprioritytorenewthisleaseuponexpiration,whileone-monthpriornoticetopartyaisnecessary,andpartyashallarrangethesignaturefortherenewalcontract.
