1.Thecontractisasamplecontract;whichismadetogetherbyBeijing
ConstructionCommitteeandBeijingAdministrationforIndustryand

2.Thecommercialhouseinthecontractreferstothehousebuiltandsoldby
theenterpriseofrealestatedevelopment.
3.Partyinvolvedshouldsignthecontractbasedonwillingness,justice,
honestyandreputation.Anypartycannotgivethelawtothecounterpart.Both
partiescancarryoutamendment,supplementanddeletiontoclausesinthe
contract.Afterthecontracttakingeffect,astotheprintedwordswithout
alteration,itcanbeconsideredthatbothpartiesagreewiththecontents.

ArticleSevenPurchaser‘sResponsibilityforBreachofContractDuetoOverduePayment
Ifthepurchasedoesnotpayaccordingtothetimestipulatedinthiscontract,
1.Handleseparatelyaccordingtotheoverdueperiod.(Noaccumulation)percentoftheoverduepaymentperdaytothesellerasthepenaltyfrom
theseconddayafterthepaymentdeadlinestipulatedinthiscontracttothe
actualpaymentday,andthecontractcontinuestobeeffective.
(2)Iftheoverdueperiodisoverdays,thesellerhastherightto
terminatethecontract.Ifthesellerterminatesthecontract,thepurchaser
shouldpayoftheaccumulativepayableamounttothesellerasthe
penalty.Ifthepurchaseriswillingtocontinueperformingthecontract,the
contractwillcontinuetobeeffectivewiththeapprovaloftheseller.From
theseconddayafterthepaymentdeadlinestipulatedinthiscontracttothe
actualpaymentday,thepurchasershouldpayhundredthousandth
(thisrateshouldnotbelessthanthepenaltyratestipulatedintheitemjust
above)oftheoverduepaymentperdaytotheseller.
Theoverduepaymentinthisarticlereferstothebalancebetweenthedue
payableamountstipulatedinarticlesixofthiscontractandtheactual
paymentofthatterm.Ifadoptinginstallmentpayment,theoverdue
paymentwillbedeterminedaccordingtothebalancebetweenthepayable
installmentamountandtheactualpaymentofthattime.

Thesellershoulddeliverthecommercialhousethatreachesrequirementasfollowandmatchesthestipulationsofthiscontracttothe
purchaseraccordingtorelevantstateandlocalgovernmentregulations1.Thecommercialhousepassestheexaminationandacceptance.
2.Thecommercialhousepassesthecomprehensiveexaminationand
acceptance.
3.Thecommercialhousepassesthetermlycomprehensiveexamination
andacceptance.
4.Thecommercialhouseacquiresapprovaldocumentondeliveryand
useofthecommercialresidence.
5.Ifencounteringspecialreasonsasfollows,thesellercanpostponethedeliveryaccordingtoactualconditionsexcepttheconditionsthatbothpartiesagreetoterminatethecontractoralterthecontractthroughdiscussion.
