前言
泛海城市广场一期项目是集酒店、办公、商业娱乐等多种功能于一体的城市综合体。
总建筑面积为30.5万平方米,其中地上20.5万平方米,地下10万平方米。
由两栋塔楼及商业裙房组成,其中酒店36层,总高度约153.45米,为超高层;办公22层,高度99.15米;裙房共六层,为商业功能,高31.35米,超过24米;地下共三层,其中地下一层为商业及仓储,地下二、三层为停车库,可停车1187辆。
整个综合体属于一类高层建筑,耐火等级为一级。
泛海城市广场购物中心机电系统介绍如下:
1.商业供配电系统(设计总负荷16000KVA,单位供电100W/㎡,有三种供电方式,分别为主供电源、备供电源以及第三电源即发电机供电);
2.商业暖通系统(总冷负荷19600KW,单位冷量为157W/㎡,总热负荷6918KW,单位55W/㎡,送风方式为风柜送风和风盘送风两种形式);
3.商业给排水系统(B3-2F为市政直供水,3F至6F为变频加压供水;排水采用污水、废水分流);
4.商业弱电系统(网络系统、视频监控系统、BA系统、安保报警系统等);
5.商业电扶梯系统(扶梯、观光梯、客梯、货梯);
6.商业消防系统(火灾报警系统、自动灭火系统、送排风系统等)。
泛海城市广场购物中心(B1至6F)装修手册(以下简称《手册》)旨在向本购物中心内的各商铺租户及其设计师、装修单位等提供装修手册服务,所有租户均须按照本手册的有关内容和规定进行设计、装修,以维护泛海城市广场购物中心整体利益和形象。
如遇特殊情况,泛海城市广场购物中心有权根据实际情况对该手册内容进行修订或补充,并及时通知租户。
望各租户及设计、装修单位等有关各方保持积极、紧密且有效地合作,切实落实《手册》各项规定。
注:
1.“业主”指的是泛海城市广场购物中心
2.“职能部门”指的是招商部、运营部、营销部、财务部、物业部、工程部;
3.“天”指的是工作日
4.业主在交房时,向租户提供一套与租赁铺位有关的电气、管道的平面示意图,提供的资料仅供租户的设计单位和施工单位作参考,租户在设计及施工前应安排装修设计单位实地勘测。

费用交纳
1.1.合同协议签署:
与泛海城市广场购物中心签署租赁合同,与泛海物业管理有限公司武汉公司签署物业管理协议。
1.2.资料移交:
2.1.招商部、运营部与租户进行人员对接,初步沟通进场装修程序,并向租户提供《泛海城市广场购物中心装修手册》。
1.3.装修设计协调
1.3.1在签署租赁合同后,业主与租户、租户设计单位和装修单位等召开协调会,进行说明与答疑,包括图纸设计、装修进场程序、装修进场需提供资料、与业主相关职能部门等事宜的沟通;
1.3.2业主提供进场相关资料:
1)租户需了解的资料:
《装修管理规定》、《商铺装修标准》、《商铺围挡制作标准》;
2)租户需填写的资料:
《商铺装修申请表》、《安全施工协议》、《装修施工授权委托书》、《消防报审承诺书》、《装修施工许可证》、《商铺接场验收登记表》、《租户商铺开业申请表》、《动火证》等。
1.4.装修场地移交(可与装修设计协调会、图纸审核同时并行)
1.4.1业主提供符合合同约定标准的租赁场地于租户。
1.4.2业主在合同约定的场地移交时间内与租户进行现场交接手续,双方签订移交凭据《商铺接场验收登记表》,登载场地硬件情况及移交日期等信息,并签字确认。
1.4.3租户接场人员须持有租户公司的委托函/授权书方可接场。
1.4.4业主根据场地移交之日起核算免租期。
1.5装修图纸审批
1.5.1.设计图纸审批
租户进场装修前15天,应向业主提交初步设计方案图、图纸说明书及其电子文件。
在收到初步方案图纸的5个工作日之内,业主对此提出审核意见。
如未获业主批准,或业主提出修改方案,租户需在3个工作日之内重新提交新方案,再由业主于3个工作日内提出审核意见,直到最终审核通过。
