Thisinspectionislimitedtovisualobservationsofapparentconditionsexistingatthetimeoftheinspectiononly.Thisinspectionisnotintendedtoprovidethepurchaserwithinformationregardingtheadvisabilityofthispurchase,themarketvalueoftheproperty,thecomplianceornon-compliancewithcodes,ordinancesandstatutes,thesuitabilityofthispropertyforspecializeduse,thelifeexpectancyofanycomponentorsystemintheproperty,thepresenceorabsenceofpestsorinsects,orcosmeticorundergrounditemsoritemsthatarenotpermanentlyinstalled.Thisinspectionreportdoesnotaddressandisnotintendedtoaddressthepossiblepresenceofanydangerfromanypotentiallyharmfulsubstanceandenvironmentalhazards,includingbutnotlimitedtoradongas,leadpaint,asbestos,ureaformaldehyde(UFFI),toxicorchemicalanalysis,airbornehazards,pollutedwater,orundergroundoiltanks.
Thisinspectionwascompletedonahomethatwaswinterizedandservicedbytheformerlender.Systemsthatarebeingevaluatedmayhavebeenoffandshutdownforanextendedperiodoftimethusrequiringrepairsthatarenotnotedinthisinspection.Thisinspectionmaynotrevealconditionsthatcompromiseaparticularsystem.Systemsthathavebeenoffforextendedperiodsoftimewillrequireservice,repairsandornewcomponents.Thisinspectionisaconditionreportsonlynotahomeinspectionorhomewarrantee.
Thegeneralpublicvisitsthesehomesandconditionsaresubjecttochange.Interestedbuyersaretousethisreportasaguideinviewingtheproperty.
