Underyourconsignment,we,inaccordancewiththeGB/T50291-1999CodeforRealEstateAppraisalofandrelevantrulesandregulations,herebyvaluedthesubjectresidentialrealestateinsteelandconcretestructurewith㎡ofbuildingareaand㎡ofanareawithuserightofState-ownedland,locatedatNo.23-1-601,RuiwanGarden,NorthwestofIntersectionofChangjiangRoadandXiangyangRoad,NankaiDistrictwiththepurposeofconcludingtheopenmarketpricefortheconsignor’sreferenceasofthedatewhenweperformtheappraisal.
TheobjectivevaluationisconductedbasedontheeffectivevaluesasoftheappraisaldateAugust29th,2011.
Followingstandardappraisalprocedureandprinciple,andaccordingtothepurposeofappraisal,weadoptedmarketcomparisonapproachandcarriedouton-sitehomeinspectionandmarketsurvey.Thereby,weconcludethattheopenmarketvalueofthesubjectpropertyasoftheappraisaldateisRMB2,017,700(RMB17,259persquaremeter),saidRMBYuanTWOMILLIONSEVENTEENTHOUSANDSEVENHUNDRED.

StatementofAppraiser
Weherebysolemnlydeclarethat
1.Thefactsstatedinourappraisalreportaregenuineandaccurate.
2.Wedonothaveanybenefitrelationtotheappraisalobjectandneitherhaveanybenefitrelationandprejudicewithregardstotherelativeparties.
3.AccordingtotheNationalStandardGB/T50291-1999CodeforRealEstateAppraisal,wemadeouranalysis,remarkandconclusionandcompilethisappraisalreport.
4.Theanalysis,remarksandconclusionmadeinourappraisalreportarebasedonourprofessionalandfairjudgment,butlimitedbythepreconditionandrestrictiveconditionforappraisalspecifiedintheappraisalreport.
5.Theconsignor,.ShenWenshallbeliablefortheauthenticityoftheoriginaldocumentsbasedonwhichwemadethisappraisal.Ifthematerialwasuntruth,theappraisalpriceisineffective.Thentheconsignorisresponsibleforlegalliability.
6.ThecertifiedrealestateappraiserDongYingmeiandHuangJiwangofourcompanyhavecarriedouton-siteinspectiononappraisalobjectmentionedintheappraisalreport,butdidnotconductsitemeasurementandouron-siteinspectiononappraisalobjectislimitedtoitsappearanceandusage,asfarasthecovered,notexposedanddifficulttobeobservedpartsareassessedonthebasisofinformationprovidedbyconsignor.Wedonotassumetheresponsibilityofqualityinvestigationsonthebuildinginnerstructureoftheappraisalobject.
7.Theappraisalreportshallbevalidsubjecttobeingsealedstampsbytwocertifiedappraisersandtheappraisalcompany.Acopyisinvalid.

HypothesesandRestrictionoftheAppraisal
I.HypothesesoftheAppraisal
1.Therealestatemarketisopenandfairwhentheappraisaliscarriedout.
2.Alldocumentsprovidedbytheconsignorarereal,complete,legalandvalid.
3.Theownershipofthesubjectpropertyisclearlyestablished,andnoownershipdisputeisinvolvedatthetimepointofthevaluation.
4.Thesubjectproperty’sconditionatthetimepointofthevaluationisconsistentwiththeconditiononthedayperformingon-siteinspection.
5.Thesubjectproperty,withinexpiration,willbemaintainedinnormalconditiontouse.
II.RestrictionoftheAppraisal
1.Theappraisalreportisvalidforoneyearfromthedatewhenissued.
2.Theappraisalreportmustbeusedcompletely.Theappraisalcompanyshallnotbeliableforanylosscausedbyusingpartofthesaidreport.TherighttointerpretationofrelevanttechnicalissuesshallbereservedbyTianjinFangdaRealEstateAppraisalCo.,Ltd.
3.ThereportiscomposedofRealEstateValuationReportandRealEstateValuationTechnicalReport.TheappraisalcompanyprovidestheconsignorwiththeRealEstateValuationReport,andRealEstateValuationTechnicalbefiledbytheconsigneeandsubmittedtotheindustrialadministrativeauthorityforreview.
4.Thevaluationforthesubjectpropertyisconcludedasanopenrealestatemarketreferencepricewithconsiderationofappraisalpurpose.Otherfactorsthatmayaffecttheconclusion,suchasotherpurposesapartfromthespecifiedpurpose,specialtradecondition,changesinnationalmacroeconomicandsocialpoliciesandforcemajeure,arenottakenintoconsiderationforvaluationconclusion.
5.Withinthetermofvalidityofthereport,whenchangesinthenationalmacroeconomicandsocialpoliciesexertgreatimpacttorealestatemarket,correspondingadjustmentshouldbedonetothevaluationresult.
6.Completeorpartialcontentoftheappraisalreportshallnotbedisclosedtoanythirdparty,orpublicizedonanymediawithoutpermissionfromtheconsignorandtheappraisalcompany.
III.Notice
1.Professionalanalysiscontainedinthisreport,suchasrealestatemarketforecast,aremadebytheappraisersaccordingtothemarketstatusattheappraisaltimefortheconsignor’sreference.Becausethedeductionandforecastarelimitedbyappraisers’workingexperienceandcapability,wereminduserofthereporttonoticethelimitation.
2.Thereportonlyserviceasareferencefortheappraisalpurposedefinedbytheconsignor.
