又是一个炎热的下午,张小姐打电话到客服中心,客服小王接听了电话。
Summer has come, Sustained high temperature makes people intolerable.This afternoonMiss Zhang called to service center,Wang,an assistant of theCenter answered the call.
小王:
您好,客服中心,请问有什么能帮你吗?
Wang:
Good afternoon,what can I do for you?
张小姐:
你好,我是12楼XXX公司的行政主管。
我们办公室的空调好像出问题了,你们能帮忙看一看吗?
Miss Zhang:
Hello, this is the Admin Supervisor from XXX Company on 12thfloor.The air conditioner of our office doesn't work. Could you come tocheck?
小王:
好的,我们马上就到。
Wang:
No problem, we'll come soon.
小王和维修人员立刻赶到了12楼,对该区域的中央空调系统进行了检测。
发现是空调过滤网堵塞,维修人员迅速对过滤网进行了清洗疏通。
空调很快就运行正常了。
Wang and a maintenance worker went to Miss Zhang’s office.They check the
air conditioner system of this area and then found out that the filter has
been blocked.They cleaned the filter and the air conditioner could work
soon.

Wang:

房屋的承重墙的结构部位、抗震结构部位、外墙面、楼梯问、公共通道、门厅、公共通道、门厅、公共屋面、电梯、机电设备、本体消防设施、公共天线、本体上下水共用管道、共用防盗监控设施及其他房屋本体共用部分等等都属于物业专项维修资金的使用范围。
您说的公共外墙面,属于本体维修范围。

The property maintenance fees apply to the structure part of
bearing walls,part of the aseismic structure, outer wall surface,
staircases, public passages, entrance halls, public roofs, elevators,
mechanical and electrical equipment, fire fighting devices for the housing
body, communal aerials, common up and down water pipelines of the housing
body,shared security systems,and other sharing parts of the housing body.
What you mean is the outer wall surface.It is within the maintenance range
of the housing part.
