III.HypothesesandRestrictiveConditionsoftheAppraisal
1.Premiseofthehypotheses:
a).Allmaterialsareprovidedbytheentrust,andheorshewillshoulderalltheresponsibilitiesoftheapplieddocuments.Ifitendstoanymisunderstandingoftheappraisalresults,theappraisalcompanyhasnothingtodowithit.
b).Highestandbestusehypotheses.Highestandbestuseistheusewhichofficiallypermittedandtechnicallyandeconomicallyfeasiblemakesmaximalefficacy.ContinuedandeffectiveuseofAppraisalobjectbasedontheuseapprovedbyprogramishighestandbestuseforappraisalobjectofthisreport.
c).theinvestigationon-the-spotisjustforconditionsofappearanceandusing,theinsidequalityofitisnotbeencheck.Soitcouldnotidentifywhetherthedefectwasexisted.Appraisalobjectofthisreportisunderthepremisethatthequalityofappraisalobjectcomplywithnationalstandardsandenoughtomaintainregularservice.
2.Restrictions:
a)Thisappraisalreportisonlytogivethetrusteeareferenceofthepriceofpersonalrealestate,havenoeffectstoconfirmownerright.
b).Theexpiredateofthisappraisalreportisoneyearfromtheappraisaldate.Iftherealestatemarketandtheappraisalobjectselfchange,orpolicyissubjecttothegreatadjustmentsandtheforcemajeurefactorappear,theappraisalpriceshouldbeadjustedaccordingly,andsodoexpireterm.
c).thisreportisjustbeusedundertheappraisalpurposeofthisreport,iftheappraisalpurposeoruseconditionschange,thisreportshouldbeamendedevenreappraisalafterconsultingtoourappraisalinstitution.
d).thisappraisalisfordeterminingthemarketpriceofrealestate,basedonmarketvalue,enforcedisposalisnotbeenconsidered;ifitbeenforcedisposal,relevantproceduresshouldbecompleteandtaxesshouldbepaid,thedetailsarebasedontheregulationsofrelatedorganizations.
e).thisreportmustbeusedcompletely,ourinstitutionwillnottakeanyresponsibilitiestothelosswhichcausedbyusingpartofthisreport.
